Juniper House, King's Lynn
Overview: An urban development of low energy offices, social housing and a public garden.
Client: Borough Council of King's Lynn and West Norfolk.
Contract value: £2.5 million.
The architect's aim was to rebuild a corner site within the King's Lynn conservation area and create an imaginative mixed development responding to the council's Agenda 21 commitments. Approximately 1500 square metres of space utilises an innovative low energy strategy for providing environmental control of the spaces. The building structure is an integral part of the heating and cooling processes and high levels of insulation and air-tightness minimise heat loss through the fabric.
- No mechanical cooling or humidity control is required.
- Waste heat from occupants, lights and equipment are sufficient to heat the building for much of the year.
- Two domestic-sized gas-fired condensing boilers run on a duty/standby basis.
- High ventilation rates help to maintain a healthy working environment.
- Opening windows are provided to improve the feeling of local comfort and control.
- Triple-glazed windows with integral venetian blinds aid solar control and heat loss.
- Indirect lighting is controlled by a daylight linking system that continuously varies the levels of illumination to maintain 350-500 lux, supplemented by task lights as required.
- Water-saving supply mechanisms are employed.
The houses have been designed as lifetime homes with high levels of insulation and energy-conscious heating and ventilating systems.
